The buying sequence

  4. Complete legal and property checks. Confirm ownership, liens, permits, registration route and contract protections.
  5. Coordinate appraisal, mortgage documents and payment dates. The bank’s accepted value may constrain LTV.

Bank of Israel maximum LTV rules generally imply at least 25% equity for a single dwelling, 30% for a replacement dwelling, and 50% for an investment dwelling. A bank may require more, and purchase costs require additional cash.

Is purchase tax included in the mortgage?

Usually no. Purchase tax and other transaction costs normally need to be funded separately from the mortgage, subject to the bank and the transaction structure.

Can a foreign resident get an Israeli mortgage?
